Private Mortgages

Private mortgages with a defined purpose and a credible exit

MortgageMatchmaker matches borrowers with private investors for first and second mortgages secured against specific properties. We are not a mortgage investment corporation (MIC). A private mortgage may help when a larger balance, timing, credit history or complex income falls outside a conventional lender’s criteria.

What we review

  • The borrower: identity, ownership, borrowing experience, credit history, income, assets, liabilities and ability to meet the proposed payments.
  • The request: financing amount, use of funds, term, closing timeline, payment structure, interest, fees and total borrowing costs.
  • The property: address, type, condition, location, marketability, appraisal or other support for value, available equity and proposed loan-to-value ratio.
  • Existing obligations: current mortgages and payout amounts, other secured debt, taxes, arrears, liens and obligations that affect closing or repayment.
  • Income-producing properties: rent roll, leases, occupancy, operating expenses, net income and debt-service capacity.
  • The security: mortgage priority, proposed guarantees and insurance, with title, registrations and legal issues reviewed by the lawyers.
  • The exit: the expected repayment source, evidence that it is achievable, timing, costs and a fallback if the original plan changes.
  • The investor and closing: investor suitability, disclosed risks, lender conditions, required documentation and separate legal representation.

No credible exit, no private mortgage

We only arrange private financing when there is a credible, documented exit strategy. A refinance requires support for future qualification, property value and the amount needed to discharge the loan. A sale requires a realistic price, selling timeline and net proceeds after costs and existing debt. An assumed renewal is not an exit strategy.

Understand the full cost before proceeding

The borrower pays both the borrower’s lawyer and the lender’s separate lawyer. We review the proposed borrowing costs, payment obligations, term, repayment conditions and material risks before a decision is made. Financing remains subject to due diligence, lender approval and completion of all closing conditions.
