Apartment building financing & CMHC MLI Select

Higher leverage. Longer amortization. A structure that supports the property’s cash flow.

MortgageMatchmaker helps apartment owners, buyers and developers assess financing for acquisitions, refinancing and rental construction. We look at the borrowing structure, equity requirement, debt service and long-term property plan together.

What MLI Select can offer

For eligible existing properties, MLI Select offers up to 95% loan-to-value at 70 or more points, with up to 45-year amortization. At 100 or more points, amortization can extend to 50 years. Eligible new construction can reach up to 95% loan-to-cost, with amortization depending on the points achieved.

Points reflect commitments to affordability, energy efficiency and accessibility. Standard rental properties generally require at least five units. These are program maximums, not an approval or quote. Actual financing depends on the property, debt-service coverage, borrower, commitments, CMHC requirements and lender underwriting.

Higher leverage can reduce the equity required, while longer amortization can ease scheduled debt payments. The trade-offs include a larger outstanding balance, a longer repayment period and the obligations attached to the financing.

We assess the building and the business plan

  • Property and ownership: address, unit count, ownership structure, experience, value and existing financing.
  • Income and expenses: rent roll, leases, vacancies, operating statements, property taxes, utilities, insurance and recurring maintenance.
  • Building condition: capital repairs, environmental issues and the reports needed for lender review.
  • Financing fit: acquisition price or refinance needs, equity, debt-service capacity, proposed amortization and closing timing.
  • Program commitments: evidence for the proposed affordability, energy-efficiency or accessibility pathway and the cost of meeting those commitments.
  • Construction: plans, approvals, budget, contingencies, draw schedule, lease-up assumptions and the path to long-term financing.

Start with a financing assessment

Send the property address, unit count, current rent roll, operating expenses, estimated value or purchase price, requested financing and timing. We will identify the information needed to compare conventional and CMHC-insured options. Any private bridge financing requires a credible, documented exit.
